Before handover
Final and turnover clean
The final clean is the last thing that happens before someone inspects the building. It is judged by a person walking through with a list, so it is done to that standard rather than to a general one.

Judged the way an inspection judges it
A walkthrough does not assess the room as a whole. It checks glass at eye level, runs a hand along a ledge, opens a cabinet, looks at the threshold and the corner behind the door.
We work the same list, in the same order, and finish with the surfaces that show first. Anything that would be picked up in an inspection is dealt with before the inspection happens.
Detail work that takes time
Grout haze, adhesive from protective film, paint specks on hardware and marks inside cabinet doors are slow to remove and impossible to hide. They are also the items most often written up.
Fixtures, taps and hardware are polished rather than wiped, because water spots on chrome read as an unfinished job even when everything else is right.
Fitting the handover date
Possession dates are fixed and the clean is the last task in the chain. We book the date with you in advance and size the crew to finish inside the window, not to fill it.
What you get at the end
A property that is accepted on the first walkthrough, with nothing carried over to a deficiency list.
